This design/build project was a complete renovation of the 33,000 SF Headquarters building consisting of administrative spaces, VTC conference rooms, restrooms, break rooms, support spaces and a photo studio.
The scope of work included extensive asbestos abatement, complete demolition of all non-structural interior elements, a new PVC roof, a metal siding system with precast architectural panels, ATFP compliant steel reinforced aluminum curtainwall, a central AHU with a hot water reheat VAV system, a hole-less hydraulic elevator and all new interior finishes.
The project also included reconfiguration of the surrounding parking lots for ATFP compliance, the installation of a new fire water service and the relocation of a memorial garden.
In additional to complete civil, structural, architectural, mechanical, electrical and plumbing design, we were also responsible for the development of the furniture design. At the completion of construction, we were responsible for overseeing and coordinating installation of Government Furnished Government Installed furniture.
This was a design/build project that included renovating 6,200 sf of the 3rd floor of Building 206 located at Wright-Patterson AFB. The new tenant for this floor had unique infrastructure requirements to suppress sound and electronic transmissions. Precautions were taken during demolition to remove all existing wiring and metal piping that traversed the space. Most doors, frames, walls, ceilings, and floors were sound rated to meet STC 45 or 50 requirements. All walls, floors, and ceilings were tested by a certified acoustical testing agency at the completion of the work to ensure that all spaces met the specified sound rating.
The demolition scope included the removal of all flooring, ceilings, block and drywall partitions, existing systems furniture, sprinkler system, all doors and frames, all electric and communication wiring, lighting, fire alarms, HVAC systems and controls. All the demolition and new work was performed while the 1st and 2nd floors were occupied.
The new work included the installation of new walls, flooring, ceilings, doors and frames, electrical wiring, panels, transformers, lights, UPS, HVAC rooftop units and ductwork. A new sprinkler system and fire alarm system with integral mass notification system were installed and tied into the existing building systems. A 350KW emergency generator was also installed that was capable running all the power, HVAC and communications for the conference rooms.
This Design-Bid-Build project included the complete renovation of 31,500 SF of office and support space within the historic Building 18 complex at Wright Patterson AFB.
Demolition included over $500,000 worth of asbestos and lead paint abatement, in addition to the removal of all existing non-structural building components. The existing elevator was replaced with a new machine-roomless traction elevator which required modification to the existing roof. Complete new mechanical, electrical, plumbing, communications and sprinkler systems were installed throughout the renovation area. New construction included approximately 775 SF of Secure Area designed to be ICD 705 compliant for amplified sound and secure open storage. All existing windows within the renovation area were replaced and steel reinforced to comply with UFC 4-010-01 AT/FP standards. Existing windows were also replaced, and steel reinforcing added, in the adjacent 2 story office wing as part of this project. Additional structural steel work was required for the creation of two new interior stairwells and the removal and infill of one existing interior stairwell.
One of the key challenges of the project was minimizing the impact to the building occupants. This was accomplished by breaking the project into 3 separate phases. This approach required close coordination with subcontractors and government representatives, especially with regards to abatement, utility outages and occupant relocation schedules. Ultimately, this detail planning reduced the amount of time building occupants were displaced from their workspace.
The new 32,000 SF four-story office complex building has structural steel and precast walls, aluminum window walls, a drilled pier foundation and open and private offices in the administrative areas. The facility has workstations for the open office areas and furniture for the private offices. The scope of work included fire protection and an alarm system. The project includes SCIFs which have Intrusion Detection Systems (IDS), and has significant areas with computer access flooring. There are both a classified video teleconference center and an auditorium-style large, classified conference room. Existing pavement was reclaimed for the project.
The Joint Systems Manufacturing Center Command & Control Facility is a new two-story 42,000 SF office building designed to replace an existing nearby building that houses General Dynamics and Government personnel. This Base located in Lima, Ohio, is where the Abrams M-1 Tank and other combat vehicles are built. The new structure consists of a structural steel frame, concrete first and second floor slabs, precast concrete exterior, flat rubber roof and partial standing seam metal barrel roof.
The building will house the Base Commander, Government officers and General Dynamics’ officers. It contains conference rooms, kitchenettes, break rooms, a two-story atrium, mechanical rooms, a 2,000 SF computer room with raised floor and a 3-D computer simulated training room. The new facility also contains an electronic access control system to control access with card readers and electric strikes to over 50 doors. The structure was designed and constructed to comply with Antiterrorism and Force Protection Standards UFC4-010-01. The building was designed under the United States Green Building Council Guidelines.
This project received an “Outstanding Performance Rating” from the U.S. Army Corps of Engineers.
This project is the complete interior demolition of an existing historically significant building. As well as new finishes the work includes the reinforcing of existing structural steel, the partial rebuilding of exterior walls to receive new windows and a new standing seam barreled roof.
The scope of work for this contract was for construction of a 90,000 SF third and fourth floor addition and a mechanical mezzanine (while work in the existing building below was 100% uninterrupted). There is a structural steel frame with architectural precast concrete wall panels. It has both built-up roofing and a barrel vault standing seam metal roof. It is a secure expansion that must be designed to meet DCID 1/21 standards. This project was designed for LEED Certification. The design achieved points for: Sustainable Site, Water Efficiency, Materials and Resources, & Indoor Environmental Quality. We received an Outstanding Performance Rating for this project.
This 76,900 SF three-story building originally built in 1934 was renovated for administrative offices. Complete interior demolition was performed to allow new construction to meet current AT/FP, seismic, technological, mechanical and electrical requirements. New offices, conference rooms, including a classified conference room, a classified video teleconference center, a SIPRNET room, open office areas and support areas were designed and constructed with new drywall partitions, doors, ceilings, and finishes. These areas were equipped with current data, fiber optic, telephone, and security features. The masonry (brick and stone) exterior of the building was completely restored and previous mechanical additions were removed to return the building to its original design. This was done very transparently so as not to disturb the original design elements of the building including the windows, skylights and the historic areas on the building.
